A home inspection is the visual observation of the structure of your home. A home inspection is like a check-up, except for your home. 

What does the home inspector look for?

Most home inspectors follow a checklist that takes a look at all the major components of your home. Our home inspector follows the InterNACHI’s Standards of Practice when inspecting your home.

Our inspection includes an examination of your home’s:

  • Exterior of home
  • Basement, Foundation, Crawlspace & Structure
  • Heating
  • Cooling
  • Plumbing
  • Electrical
  • Fireplace (if applicable)
  • Attic, Insulation & Ventilation
  • Doors, Windows, & Interior

Who Should Be Present During the Home Inspection?

While the only person that must be present during the home inspection is the home inspector, it is a good idea for the buyer to be present at the inspection. However, if you cannot be present you can always contact the inspector to ask questions.

Why do I need a home inspection?

Home inspections help buyers identify any possibly major issues prior to closing. The most important reason to have a home inspection is to know what you’re buying.

How Long Will the Inspection Take?

Typically a home inspection takes between 2-3 hours.

How much does a home inspection cost?

An average residential inspection can cost anywhere from $300 to as much as $600. Our home inspection cost is based on square footage of home, age of home, and whether the home is on slab, crawlspace.

How long does the report take?

Typically you can expect your home inspection to be sent within 24-48 hours of completed inspection.

What if you find problems during the home inspection?

Sometimes deficiencies are found during a home inspection. But that doesn’t have to mean that the home isn’t right for you. Use the home inspection to speak with your realtor and seller to negotiate what works best for you.
